Our Simple Purchase Process:

Contact us via our Website, Facebook, Instagram or office and arrange an appointment to meet with Paul or Karl to discuss any property you are interested in.

Once you have decided which of our fabulous homes you would like we will prepare an approved Real Estate Institute of NZ Agreement for Sale and Purchase which is sent to yourself and your solicitor for approval and signing.

Once the agreement is signed and unconditional you pay a deposit of just $25,000 which is held by our solicitor in their trust account pending completion of the build. Or if you are buying one of our completed homes it is held pending settlement.

Once the build begins you will have a series of meetings with either Janine, Anne or Tui who will guide you through the design choices we offer - this is an unlimited offer with no constraints on the time we spend with you. This process also includes onsite meetings with our electrician, kitchen joiner and landscape team. During the build process we will be able to give you a confirmed settlement date so you know exactly when you are able to move into your new home.

Once the house is completed and we have obtained Code of Compliance the balance of the purchase price is paid and we meet with you on the settlement date to hand you the keys to your fabulous new Japac Home.

 

Maintenance Period and Building Warranties

On all new Japac Homes there is a one year defect period and a ten year builder warranty pursuant to the Building Act. Japac Homes is a company that has been around for a very long time and will continue to be. We only purchase brands from reputable suppliers who also carry strong warranties.

Upon completion and settlement of every build a Warranties and Maintenance booklet is provided. This booklet explains all the products and systems involved in building the property and what warranties they carry.

Why does Japac Homes not use a Master Build Guarantee ?

Whilst we acknowledge that the Master Build Guarantee is a fantastic product it is more designed for the build contract market. Japac Homes does not take progress payments throughout the build, the deposit paid is held in our solicitor's trust account and all purchaser's are able to conduct a final inspection prior to settlement therefore the Master Build Guarantee is not the right structure for our company.
